What is Design-Build?
Historically, Architects were called Master Builders (Architect: from Greek arkhitektōn, from arkhi- ‘chief’ + tektōn ‘builder’) and were responsible for all aspects of the design through completion of a project. Gradually with the advancement of separate disciplines in engineering, construction and architecture, the design process was separated from the contractor to the system commonly used today.
Over the last 20 years, larger commercial and institutional projects have seen a revival of this combined service now called Design-Build, but conventionally led by a Contractor. ROAM was formed to bring this improved process to the residential market while returning the Architect to the lead role.
Why Architect-led Design-Build?
When the Architect and Contractor are separate entities, there is an inherent potential for conflict. Misunderstandings between the Owner’s vision, the Architect’s design and the Contractor pricing are commonplace. This leads to disputes and unexpected costs. An Architect led design-build process reduces the potential conflict because there is only one entity working to deliver the project with a singular goal. ROAM does not “team” with a contractor, we are the contractor who builds the project.
We understand the client’s design goals and work through the process of defining wants and needs to prioritize the key elements of the project while controlling the costs. We lead the process in a proactive rather than reactive way.
What if I already have an Architect?
Great, we love working with other Architects whose skills and strengths complement ours. We gladly partner with other architects when a client's needs are better met by a specialized designer.
How do you communicate with clients?
Timely communication is the backbone of our business. Unlike many conventional residential contractors, our team comes from professional backgrounds where good communication is mandatory. We require regular meetings with our clients and have systems and processes in place to respond to questions, record decisions and track issues. We use cloud based online project management software to ensure schedules, selections and deadlines are clearly communicated with our clients and trade partners.
